Income

Not everyone who wants to live in the best homes earns wages or business profits. So, proof of income is massively important in every tenant screening process. You have to be sure that your tenants will conveniently meet up with rent and bill payments regularly.
At this point, do the math if you can. Can they comfortably pay their rent, utilizes, food, basic necessities, and with money to spare off their income? Well, if they’ll be “robbing Peter to pay Paul”, the odds are that there’ll be months of late rent payments which is not something landlords will like. Tenants must be able to earn at least three times their rental amounts. 

Example if rent is $1000 you need proof of $3000 per/month in income.

Required Documentation

  • ​Paystubs: A paystub showing the net income for past 3 months
  • ​Letter Of Employment: For anyone moving to a new job 
  • ​Proof of Social Supports: If you are receiving funding assistance proof will need to be provided.

Credit Score

This is the most obvious! Potential tenants with track records of spending beyond their means and missing rental payments are probably not those you’ll want to rely on. Of course, some credit blemishes can be considered, but always be sure to pinpoint obvious early signs of financial irresponsibility. There are reputable online bureaus who grant tenant credit reports. The credit report is a gold mine of prospective tenant information from where landlords can find out if applicants.
The information on the credit reports often covers a 7 to 10 years period


What are we looking for

  • ​Delinquent: or late payment of rents and bills record
  • Bankruptcy:  Ever filed for bankruptcy
  • ​Evictions:  Ever been evicted from a property
  • Credit Seeking:  Have you tried to get credit on multiple occasions in a short period of time.

Tenant Compatibility

There are other factors such as the type, style, location, and the other current occupants or neighbor's.  Not everyone will get along with each other.  It is my goal to try and match the personalities, or lifestyles of all.
